- Eligibility: Advertisers must be at least 18 years old (or the legal age in their country). They confirm being the owner, authorized representative, or a licensed real estate agent. Vacation rental hosts confirm they possess the required permits for tourist rentals.
- Portal Role: Flats45.com acts solely as a venue to connect providers and seekers. It is not a party to any transaction and has no legal liability for agreements between users.
- Fees: Generally free. Fees apply to professional agents, premium features (highlights), and "beaming" to top positions.
- Obligations: Listings must be accurate and disclose total costs (commissions, utilities). False info leads to immediate deactivation without refund.
- Assignment of Rights: The advertiser grants Flats45.com an irrevocable, perpetual, worldwide license to use images, videos, and ad descriptions for promotional purposes (marketing, social media).
- Indemnification: The advertiser shall indemnify Flats45.com against third-party claims (e.g., copyright claims by photographers) and legal defense costs.
- Privacy & Cookies: Integrated Privacy Policy (LGPD/GDPR compliant) and Cookie Policy apply.
- Jurisdiction: Governed by Brazilian law. Exclusive venue: Rio de Janeiro, Brazil.
- Acceptance: By using the portal (with or without a user account), the user confirms they have read and accepted these T&Cs.
